    While the subject matter of this thesis is firmly focused on the level in use of alternative construction procurement routes in the UK construction industry over the period 1965 to 1995, it acknowledges and examines the source of the influencing factors on usage levels as changes in the nature of the construction industry itself, in terms of consulting and contracting, alterations in the functioning of the property market, including its development and investment perspectives, and potentially most significantly, the dramatic effect of a series of strong economic cycles which have occurred over the time frame in question. Although Chapter 1 sets out an extensive set of objectives for this work, it may be contended that the core issue is to determine the mechanism by which 'shocks' in the economy, manifesting themselves through economic cycles, are transmitted, in the property market and construction industry, to alterations in levels of usage of alternative construction procurement routes. It is hypothesised that risk is the linking mechanism between the external forces which have contributed to changing the nature of the property market and construction industry and alterations in levels of various procurement route usage. The aim of the thesis is, therefore, to analyse these external forces, to statistically determine the relationship between the performance of the economy, in general, the property and construction sectors' activity indicators, in particular, and the level of use of the main alternative construction procurement routes available in the UK between 1965 and 1995. As econometric analysis of the property and construction sectors' relationships to the general economy has historically not received as much attention as other fields of economic research and the absolute level in use of construction procurement routes has only recently been the subject of examination, it may be inferred, therefore, that an analysis of the relationship between general economic performance indicator levels, property and construction industry characteristics and the usage levels of construction procurement routes represents an original and challenging new area of investigation. This research seeks to establish better statistics concerning the trends in usage levels of alternative procurement routes, to combine these findings with an enhanced understanding of the developments in the nature of the construction industry, property market and the broader economy in order that a better appreciation of the link mechanism may be established initially, thus contributing to better informed adoption of procurement routes in the future. In the pursuit of the objectives in the thesis, existing research information regarding complementary areas was established and evaluated, with new application and synthesis developed in combination with enhanced statistical knowledge regarding procurement route usage levels which was obtained through an extensive survey conducted by the author. Combining these developments with the hypothesis that risk has acted as a link mechanism between the general economy, property market, construction industry and procurement route usage levels, has facilitated the development of a qualitative but wide-ranging and far-reaching conceptual model which establishes how, why and which issues have contributed to the phenomena under analysis. The culmination of these actions has been to fill gaps in previous knowledge levels, to enhance understanding in areas which had been widely neglected and ultimately to develop an original and significant contribution to knowledge by drawing together, through the link mechanism of risk analysis and management, many varied and disparate areas of inter-related research. It has also been possible to establish, by developing a quantitative conceptual model, a framework which describes the interaction of the wider economy, property market and construction industry developments which manifest themselves in fluctuating levels of alternative construction procurement route usage. It is anticipated that this analysis may act as a steppingstone to the development of more sophisticated models which will statistically test risk as the linking mechanism hypothesis and also facilitate the development of a predictive system to facilitate better informed adoption of procurement routes for specific clients and projects in the context of prevailing external influencing factors.
